Monthly repayments on a £200,000 mortgage in 2026

£200,000 is a typical mortgage size for many buyers in the UK. Here's what it costs each month at different interest rates, on a standard repayment mortgage where you pay off the loan by the end of the term.

Monthly repayments

Interest rate25 years30 years
4%£1,056£955
4.5%£1,112£1,013
5%£1,169£1,074

Every half a percentage point adds roughly £55 to £60 a month on a 25-year term.

The total cost

At 4.5% over 25 years, you'd pay about £1,112 a month. Over the full term that's around £333,500, of which about £133,500 is interest. Stretch it to 30 years and the monthly payment drops to about £1,013, but the total interest rises to around £164,800.

Things to bear in mind

Most deals are fixed for two to five years, then move to the lender's standard variable rate, which is usually higher. Remortgaging before the fixed period ends is how most people keep their payments down. Arrangement fees, valuation fees and legal costs add to the cost too, so compare the total over the deal period rather than just the headline rate.
